Gahreesen is set up in a very unique way, for a very specific purpose: remember that the buildings rotate. The inside parts are in a different part of the 3D world and don't rotate, otherwise the physics would be a nightmare to handle.
and spreading an Age out doesn't affect its load time, Gahreesen makes good use of optimizations such as VisRegions
